Booking / Confirmation Procedures
Payment Requirements: 50% deposit at time of booking with credit card - money order or Direct Funds Transfer is preferred.
Balance of the amount outstanding is to be paid prior to or at the time of checking in. By making a booking the purchaser agrees that they have read & understand the terms and conditions of use.
Check In And Check Out Times
Check in is at 2pm and check out is 10. am.
You can also have a late check out for just $25 per half hour if prearranged, $35 per half hour if not. (Charged to Credit Card)
50% deposit is required to confirm a booking. This deposit is not refundable, but under special circumstances can be transferred i.e. another date or Gift Voucher. Failure to arrive – the deposit is forfeited and the remainder of the balance is payable. Cancellation of bookings less than 14 Days from date of booking will forfiet the amount due in full. We regret we are unable to accept cheques on the day of stay; the balance can be paid either by credit card or cash. We accept Visa, MasterCard and Cash.
Cheques are not acceptable on the day of stay.
Eftpos is available; however a 'cash out' facility is not available.
Some of our cottages are able to offer a second bed (Sofa bed or cot). In every case there is a charge for use of that bedroom, see rates.
Condition of Use
No smoking in cottages. If you wish to smoke please do it outside.
Some pets strictly by arrangement and under strict control may be allowed.
Damaged or broken items must be reported within 2 hours of your arrival, failure to do so will have the cost of the replacement item added to your account.
Missing items i.e. Towels, Robes, China, and Cutlery etc will be charged to your account.
Only plastic glasses provided are to be used in indoor spa.
Consideratation for other guests (noise travels).
Close the door & any adjoining windows when smoking on the balcony and use the ashtray provided. We are located in a high fire danger area and would appreciate your care in disposal of cigarette butts. The smell of cigarettes in the cottage due to not closing doors etc means we may not fulfil the next booking and you will be charged accordingly.
Please be aware that the Annie Roes property is for the enjoyment of guests and their time out from the day to day hustle & bustle of normal life, and one of the joys of Annie Roe’s Luxury B&B is the serenity! If you intend on having visitors please discuss this beforehand with the hosts. Approved guest visitors are required to vacate by 10:30pm
Please do not feed them. Cockatoo’s can be very destructive.
There are candles provided in the accommodation, please do not use your own, please avoid:
· Moving hot or lit candles
Spillage from hot candle wax will incur additional cleaning cost and or replacement of the effected area or item.
Please consider fire when placing candles i.e. curtains etc.
Please do not dye your hair while you are here. It stains the tile grout, basins and the linen. The removal of hair dye will incur an additional cleaning cost and or replacement of the effected area or item.
Other liquids and oils
Please respect the furniture and fittings for your enjoyment and for future guests. Some substances stain the soft furnishings, so please do not use massage oils etc. We can arrange in-house massages. Removal of stains may incur an additional cleaning cost and or replacement of the effected area or item.
Confetti & Rose petals
If during your wedding or your friends wedding you have been covered in these celebratory things, please be aware they do stain the floors & soft furnishings - particularly when wet. Removal of excessive confetti or stains from confetti or flower petals will incur additional cleaning or replacement of the effected area or item.
Cleaning & Damage or Loss Charges
· Removal of cigarette odours- $250
· Removal of candle wax- 3 quotes to be provided for repair or replacement, plus loss of income.
· Removal of stains to Manchester caused by, red wine, dye, spray tan, confetti, rose petals or any such other substance which may cause a stain. $30
· Damage/breakage to Crockery & glasses by agreement (minimum $5.00).
Fire Season 2010
FOR US YOUR SAFETY IS PARAMOUNT!
Fortunately our beautiful villages of Mount Dandenong were not affected by the devastating fires of last summer. Historically the villages of Olinda, Sassafras and Mount Dandenong have seldom been severly affected by bushfires. However, we need to remain vigilant to the possibility that, given extreme weather conditions, we could be exposed to danger.
To secure your safety we have adopted certain measures to ensure you can feel free to plan your stay with us at Annie Roe’s.
COMMUNICATION: When you make your booking we have your telephone and mobile numbers and your email address. We shall be constantly monitoring the warning codes issued by the CFA during summer and in the event a threat is predicted that indicates extreme conditions occurring during the days you have chosen to stay, we shall advise you immediately.
PRE PAID BOOKINGS: At the time of booking you will have paid a deposit, or perhaps the entire fee for your stay. In the event you are prevented from staying with us on the days chosen, we shall hold your pre-payment as a credit against your visit with us on a future occasion within the next 6 months.
Should your circumstances be such that you are unable to use your accommodation with the 6 month period, the amount of your pre-payment will be fully refunded (less a $50 cancellation fee to cover expenses).
In the event we are able to offer accommodation within the 6 month period, but you elect not to proceed with the booking, the amount of your deposit only will be retained.
